Timing depends on the size of the job, material lead times, site conditions, and any work that must happen in sequence. We share a planned schedule with the proposal and update you if something on site changes that timeline.
Yes. The crew stages tools, removes debris from work areas, and leaves a walkable path. A fuller clean happens when that phase is finished. Construction dust control is part of the job, not a separate surprise.
An estimate usually covers the scope we discussed with you: labor, the materials specified in the proposal, and the project steps listed there. Items not listed are not included. If you want a change after work starts, we review it with you before anything extra is added.
We stop that part of the work, show you what we found, and agree on the next step before continuing. Hidden conditions are not billed as if they were already in the original price.
You do not have to stay on site all day. Many clients give access instructions and check in at agreed times. If you prefer to be present for key decisions, we can plan those moments with you in advance.
You choose the finishes. We can suggest options that fit the plan and budget, then order what you approved. If a selected item is delayed, we talk through alternatives with you instead of substituting on our own.
Permit needs depend on the work and your local rules. Some interior updates do not require one; structural, electrical, or plumbing changes often do. We can help you understand what your project is likely to need before work begins.
Tell us as soon as you know. We review the new scope, timing, and cost with you and only proceed after you approve the change. Unlisted extras are not added automatically.
Yes. Many clients start with a kitchen, bath, or addition and keep the rest of the home closed. The proposal lists only the rooms and tasks you asked us to price.
A project lead coordinates the crew and any scheduled trades for that job. The people on site follow the scope and notes recorded for your property. If a day requires a different crew, the same written plan still applies.
Often yes for smaller rooms. Larger jobs may be easier if that area can be closed off. We will tell you what daily life on site will look like before we start so you can plan around dust, noise, and access.
Contact us as soon as plans change. Start dates, material orders, and any applicable fees are described in the proposal and service policies we send before work begins.
Share the rooms, the outcome you want, and any photos or plans you already have. We review the site or details you send and return a written estimate for that scope. The website form is a request, not a final contract price.
Before the start date we confirm how the crew should enter, where they can park, and which rooms should stay closed. We protect adjacent floors and furnishings as part of a normal job setup.
